Indicative only — not a live rate feed. The tables below are an AI-assisted snapshot of publicly-advertised headline rates from major UK high-street lenders, refreshed daily and reviewed by an adviser. They are not a live quote, do not include our panel of 90+ lenders, and can be withdrawn or repriced at any time. The rate you actually qualify for depends on your deposit, income, credit profile, property type and lender criteria — contact an adviser for a rate tailored to your circumstances.

How this list is compiled

  • Rate type: residential capital-and-interest mortgages, fixed rate, standard product terms. Not applicable to buy-to-let, interest-only or specialist lending.
  • LTV bands: 60%, 75%, 90% and 95% loan-to-value — the industry-standard tiers most lenders publish.
  • Fees & incentives: where a product fee, cashback or free valuation was published against the headline rate, it's shown in the "note" line. Total cost over the fixed period may differ meaningfully from the headline rate.
  • Availability: the lenders shown (HSBC, Barclays, NatWest, Halifax, Nationwide, Santander) are all on our broker panel and are also available direct-to-consumer. Some sharper deals may be broker-only or direct-only and will not appear here.
  • Representative assumptions: applicant with a clean credit profile, standard employed income, buying or remortgaging a standard freehold house in England, 25-year term. Your own criteria assessment may produce a materially different result.
  • Source & refresh: published rate tables from the lenders above, refreshed by an AI-assisted daily job and reviewed by an adviser. Historic monthly snapshots are archived on the 4th of each month.
  • Stale-data handling: if the snapshot hasn't refreshed in 48 hours the page shows an amber warning banner at the top and links you straight to an adviser for a live indication.
  • Warning: rates can be withdrawn or repriced without notice, sometimes overnight. Always confirm the current rate with an adviser or lender before making a decision.
