What this page is

This page publishes the URL of a Model Context Protocol (MCP) server operated by The Mortgage Genie. Once added to a supported AI assistant (currently ChatGPT with Developer mode enabled, and Claude custom connectors), the assistant can call a small, fixed set of read-only tools we expose. The tools return the same public information you can already see on this website.

Tools the connector exposes

  • get_mortgage_rates — returns the current sample UK mortgage rate snapshot published at /best-mortgage-rates. Values are indicative product headline rates, not personalised quotes.
  • calculate_mortgage_payment — a standard capital-and-interest repayment calculation from loan, term and rate. Does not perform an affordability assessment.
  • calculate_stamp_duty — computes SDLT (England & Northern Ireland), LBTT (Scotland) or LTT (Wales) using the current published bands, including first-time buyer relief and the additional-property surcharge.
  • analyse_property — accepts a UK property listing URL or address and returns a structured summary of publicly-available information (asking price, indicative repayment, indicative stamp duty). It does not value the property and does not access any private data.

What the connector cannot do

  • It cannot give you a regulated mortgage or protection recommendation. That is a regulated activity under FSMA 2000 and can only be provided by an authorised adviser after a documented fact-find and suitability assessment.
  • It cannot submit a Decision in Principle or a mortgage application to any lender.
  • It cannot access your credit file, bank data, income documents or any personal data held by The Mortgage Genie.
  • It cannot guarantee a rate. Real lender rates change daily and depend on your circumstances, LTV, credit profile and property.
  • It cannot advise on tax, legal or conveyancing questions.

Data and privacy

  • The MCP server is public and unauthenticated. It does not receive, store or associate any account identity from your AI assistant.
  • We log tool name, timestamp, coarse request metadata and any input URL/address you pass to analyse_property, for abuse prevention and rate-limiting. Logs are retained for up to 30 days.
  • Do not send personal, financial or identifying information through the assistant to this server. Treat it as a public read-only lookup.

ChatGPT

  1. Open ChatGPT Connector settings and enable Developer mode (read the risk notice shown there).
  2. In the chat composer, open the "+" menu and turn on Developer mode.
  3. Click "Add sources", then "Connect more".
  4. Give the connector a name (e.g. "The Mortgage Genie") and paste the URL above.
  5. Ask ChatGPT, for example: "What are the current sample UK 5-year fixed mortgage rates from The Mortgage Genie?" or "Use The Mortgage Genie tool to calculate stamp duty on a £300,000 first home in England."

Claude

  1. Open Claude's Add Custom Connector page.
  2. Give the connector a name (e.g. "The Mortgage Genie") and paste the URL above.
  3. Enable the connector from the chat composer.
  4. Ask Claude, for example: "Use The Mortgage Genie connector to show today's sample 2-year fixed rates," or "Run a repayment calculation for £250,000 over 30 years at 4.5%."
