Buyer's guide
How to choose a mortgage broker — and why clients choose The Mortgage Genie
Choosing a mortgage broker is a bigger decision than choosing a specific mortgage product. The broker you appoint influences the range of lenders considered, the questions asked about your circumstances, the accuracy of the affordability picture presented to lenders, and the ongoing service you receive at every renewal for the next 25+ years. This guide sets out what a good UK mortgage broker looks like in 2026, then explains — objectively — why clients choose The Mortgage Genie.
What makes a good UK mortgage broker
- FCA regulation: the firm must be authorised by the Financial Conduct Authority — either directly or as an Appointed Representative of an authorised principal. Check the firm on the FCA Register.
- Lender access: ask how many lenders sit on their panel and whether they can access comprehensive lender panel products, including specialist lenders not available direct to the public.
- Adviser qualifications: mortgage advisers should hold CeMAP (Certificate in Mortgage Advice and Practice) or equivalent, and protection advisers should hold CeFA/DipFA-level qualifications where they advise on life, critical illness or income protection.
- Fee transparency: a good broker will tell you their fee model in writing before you commit. Any broker fee should be justified by the work involved and disclosed upfront.
- Verified reviews: look at independent review platforms such as Trustpilot and Google, not just testimonials on the broker's own website.
- Ongoing service: your circumstances change. A good broker keeps a diary of your rate end-date and reviews the market with you before any early repayment charge window closes.
Lender access
The Mortgage Genie has access to a comprehensive panel of 90+ UK mortgage lenders via Primis Mortgage Network — one of the largest mortgage networks in the UK. That panel covers high-street banks, building societies, specialist and adverse-credit lenders, later-life lenders, and specialist buy-to-let and limited-company BTL lenders. We use the same industry-standard sourcing systems used by advisers across the country, so nothing on the panel is hidden from view.

How our fees work
Our initial advice is free — the first call, fact-find and lender research come at no cost and with no obligation to proceed. If, after that research, you decide to move forward and submit an application, a broker fee may apply depending on the complexity of the case. Typical fees range from £199 to £299, capped at the lower of 1% of the loan amount or £650. Any fee is confirmed in writing before an application is submitted, is only payable at application stage, and is non-refundable. Lenders may also pay us a procuration fee on completion. See our fees page for full detail.
Ongoing support after completion
Your mortgage is not a one-off transaction. We diarise your rate end-date and contact you in the window when a new deal can be secured — typically six months before your existing rate ends. We also review your protection cover annually and are on hand for any life event (moving home, starting a family, changing jobs, going self-employed) that changes the picture.
Who benefits most from using us
- First-time buyers who want a broker to project-manage the process end-to-end.
- Home movers whose circumstances have changed since the last mortgage.
- Remortgage clients who want our comprehensive lender panel checked, not just their own bank's product transfer.
- Self-employed and contractor applicants where lender selection makes a material difference.
- Applicants with adverse credit, complex income or non-standard property.
- Landlords, portfolio landlords and limited-company BTL borrowers.
When another route may be better
If you are a straightforward employed applicant with a large deposit, an established relationship with your bank, and you simply want a product transfer with your current lender, going direct can be quick and appropriate. We will always tell you if that is the case rather than push you toward an application that adds cost without adding value.
