Mainstream Lender Limits
Most high-street lenders limit borrowers to 3-5 mortgaged properties in total (including their residential home). Beyond this threshold, you'll need specialist portfolio lenders who are comfortable with larger property holdings.
Portfolio Landlord Rules
Since 2017, borrowers with 4+ mortgaged buy-to-let properties are classed as 'portfolio landlords' by the PRA. This triggers additional underwriting requirements — lenders must assess the entire portfolio's performance, not just the property being mortgaged.
