How Many Mortgages Can I Have?

There's no legal limit on mortgages you can hold — but each lender has their own rules. We navigate multiple mortgage applications and portfolio lending.

How Many Mortgages Can You Have?

There is no legal limit on how many mortgages you can hold in the UK. However, each lender has their own maximum — some cap at 3-5 mortgaged properties, while specialist portfolio lenders may accept 10, 20, or even more. The key constraint is affordability: each additional mortgage reduces your available income for the next one. We work with both mainstream and portfolio lenders to structure your borrowing.

Mainstream Lender Limits

Most high-street lenders limit borrowers to 3-5 mortgaged properties in total (including their residential home). Beyond this threshold, you'll need specialist portfolio lenders who are comfortable with larger property holdings.

Portfolio Landlord Rules

Since 2017, borrowers with 4+ mortgaged buy-to-let properties are classed as 'portfolio landlords' by the PRA. This triggers additional underwriting requirements — lenders must assess the entire portfolio's performance, not just the property being mortgaged. We present your portfolio to lenders in the most favourable way.

Affordability Across Multiple Mortgages

Each mortgage commitment reduces your disposable income for the next application. Buy-to-let rental income can help, but lenders typically stress-test at higher interest rates (often 5.5%+). Strategic use of limited company structures for BTL can sometimes improve tax efficiency and affordability.

Second Home vs Buy-to-Let

If your second property is a holiday home or second residence (not rented out), different mortgage products and tax rules apply. The 5% stamp duty surcharge applies to both second homes and buy-to-let purchases.
